Description:
Church Cottage, which is Grade II Listed, was built in the early 18th century and was probably the parsonage to St Nicholas Church before the adjacent Georgian Rectory was built in the reign of George III and formed part of The Rectorial Estate thereafter. The property enjoys an exceptional and unique position well situated on a raised and level front line site. It has panoramic views across Studland Bay to Old Harry Rocks, Handfast Cliffs and The Needles Channel and lighthouses on the Isle of Wight. The main house is located facing the cliff top overlooking Studland Bay and its South Beach access which is immediately adjacent to the property via a National Trust footpath and cliff top steps down to the beach. The Middle Beach and Knoll Beach can also be accessed from the cliff top path.
The 11th Century St Nicholas Church is to the rear of the property which is located in the oldest part of Studland. All the surrounding land is owned by either the church or National Trust and forms part of the protected SSSI Coastal Conservational area.
The accommodation is light, well planned and easy to maintain, briefly offering two attractive beamed reception rooms with open fireplaces, fitted kitchen, separate breakfast room, conservatory and cloakroom with beach shower on the ground floor, with four bedrooms, family bathroom and en-suite shower room. On the first floor is a study area with book shelving.
The detached Garden Cottage is south facing and built of French oak milled locally at Rempstone. All floors, doors, windows, roof beams and the main frame have been hand-crafted on site or locally made. The glazed curved frontage is designed to bring the garden into the garden room. The vaulted ceiling is designed to be self-supporting to create the spacious ambience of the property. It offers beautifully appointed accommodation and a Minstrel Gallery with solid oak staircase, handrails and balustrading.
Included in the sale of the property is its own deepwater mooring and buoy located in Studland Bay within clear view of the main house for use by the owner or his visiting guests who come by boat. It has safe anchorage April to October. The main shipping channel into Poole Harbour is directly located in front of the property and provides continual interesting views of all sea traffic including channel ferries passing in and out of Poole Harbour.
Accommodation:
(The accommodation is shown in detail on the floor plan).
Outside The grounds, approaching three-quarters of an acre, complement the properties well. The secluded and easy to maintain gardens are attractively laid out with wide lawns offset by deep shrub flower borders. The magnificent Magnolia Tree is central to the overall garden design and flowers in April each year. The shrubbery and garden is full of various seasonal bulbs and has stands of mature trees which include Marino Fig Trees and other specimen trees.
The main rockery extends around the front of the main house and viewing terrace where there is a built-in barbeque located next to the Summer House. There is a small kitchen garden plot near the greenhouse. There are two entrances to the property. The lower drive next to the Cottage steps is a joint Right of Way for vehicular use with the church who own the paddock but rarely use it. This is the access to the existing double garage. The upper entrance is via the 5 bar gate at the top end of the property which provides ample parking for up to 6 vehicles.
Situation:
This unique property enjoys an exceptional position with panoramic sea views across Studland Bay to Old Harry Rocks and the Isle of Wight beyond.
The historic coastal village of Studland is attractively situated on a peninsular located across the water from the well known Sandbanks area of Poole Harbour.
The peninsular forms part of The Isle of Purbeck, which is well known for its safe sandy beaches and rugged beautiful coastline. Studland Bay is a very picturesque bay with excellent swimming and boating facilities. There are horse riding facilities in the village offering beach and country rides via a large network of bridleways. The village is surrounded by The Purbeck Hills which provide exceptional walking countryside in a truly rural environment offering absolutely stunning views of Studland Bay and its famous landmark, 'Old Harry Rocks' which mark the commencement of the World Heritage U.N. Designated Jurassic Coastline which extends to Bridport. The whole area is classified as being of Outstanding Natural Beauty.
The larger towns of Bournemouth and Poole can be accessed by using the chain car ferry service across the entrance to Poole Harbour (5 minutes from village) to the Sandbanks side of the harbour or by road around the harbour.
The coastal town of Swanage is located just three miles away and offers two supermarkets, a market and comprehensive shopping, restaurants and public houses. Corfe Castle is four miles away and very picturesque. The town of Wareham (9 miles) offers fast mainline train services to London Waterloo (1hr 40mins). The county town of Dorchester is about 20 miles away.
