A luxury home just over 10 years old has been demolished.

The home in the exclusive Bingham Avenue was identified by Robert Dunford as a home with potential for development. The owner agreed a subject to planning deal with local luxury developers Britannia property group. Robert recommneded they look at the potential of luxury 2 and 3 bedroom apartments.

Britannia Property group have achieved planning for 9 apartments and sold the development on to Towncourt developers.

Who lives on Sandbanks ?

Our agency has looked back over 3 years to identify our target market. The task was to look at who has bought property in and around Sandbanks Beach.

Whilst the press enjoy presenting Sandbanks as a celebrity or sports star hot spot, this is not correct. Sandbanks is not a glitzy glam peninsula exclusively for the famous. For those that live here or own second homes here Sandbanks is in fact an escape from the urban sprawl. Surrounded by water this sea side enclave offers natural beauty and an unspoilt sea side escape. Here you will not find fairy floss, bingo or fair ground attractions. Sandbanks is simply miles of golden sands and if you include the 5 minute ferry trip to Shell bay it is also stunning wilderness countryside providing 5 miles of sand dune wilderness and Dorset heathland owned by the national trust who manage and  conserve shell bay and Studland beach in all its natural splendour.

Those that live here or have second homes here are people who enjoy a relaxed care free atmosphere and who know of the micro climate. Keep your eye on the national weather forecast. Sandbanks Poole is often just missed by the rain and wind in comparison to the rest of the South coast.

As to who lives here and why,  we have prepared an interesting list which is based on property prices. This is a rough guide based on our own knowledge.

£3.5 million plus PLC directors & Original  families who have resided in Sandbanks for generations

£2 million plus Successful business executives, City Brokers, Bankers,  Media/Arts people seem prevalent.

£1 million plus Mainly second home owners inherited wealth, often testing the lifestyle planning to eventually upgrade

£750k Semi retirement couples and Young families often buying with grandparents. Business people from all over uk

£300k plus, buy to let investors with existing portfolios now looking to mix business with pleasure use in summer rent in winter.

In recent months we have seen an increase in inquiries from City white collar workers coming into our office. Most here escaping London to participate in Kite Surfing, Wind surfing, wreck diving, sailing, jet skiing or to enjoy their sunseekers motor yachts. Once they start enjoying everything that Sandbanks has to offer it isnt long before they are looking at some of the modern contemporary homes near the water that Poole is famous for.

What of the celebrities ? well there is Harry Redknapp and there's Harry Redknapp and for the moment that is it . Before you ask,  to our knowledge Jamie Redknapp does not reside here nor does he have a home here. He is occasionally seen here visiting his father.

Celebrity visitors are occasionally spotted on Sandbanks which often starts the rumour they are buying locally. Regrettably several local agents who hear the rumour will ring the press to try and boost their own publicity. Stories in the last 12 months have included Liam Gallagher, Robby Williams, David Beckham these were all fuelled by a few local agents desperately seeking publicity. The famous line when these agents are asked are they selling to David Beckham they reply "we cannot divulge any information as client confidentiality is paramount"

Seems to me that misleading the public and their vendors is not paramount.
